1.3. Safety Standards: Hosts are responsible for maintaining their property in a safe condition, including but not limited to:

  • Working smoke and carbon monoxide detectors
  • Fire extinguishers
  • Clearly marked emergency exits
  • Well-maintained electrical, plumbing, and heating systems

1.4. Cleanliness: Hosts must ensure their property is clean and hygienic for each guest, meeting Outrnr's cleanliness standards.

1.5. Communication: Hosts should maintain clear and timely communication with guests before, during, and after their stay.

1.6. Honoring Reservations: Hosts are expected to honor all confirmed reservations unless extenuating circumstances arise.

2. Insurance and Liability

2.1. Personal Insurance: Outrnr strongly recommends that all hosts maintain appropriate insurance coverage for their property, including homeowners or renters insurance with adequate liability coverage.

2.2. Liability for Damage: Hosts are responsible for any damage to their property caused by guests. Outrnr does not provide a host guarantee or insurance for property damage.

2.3. Guest Injuries: Hosts may be held liable for injuries sustained by guests on their property. Adequate liability insurance is strongly recommended.

2.4. Personal Property: Outrnr is not responsible for any loss or damage to a host's personal property. Hosts should secure or remove valuable items during guest stays.

3. Dispute Resolution

3.1. Guest Disputes: In the event of a dispute with a guest, hosts should first attempt to resolve the issue directly with the guest through Outrnr's messaging system.

3.2. Outrnr Mediation: If a resolution cannot be reached, hosts can request Outrnr's assistance in mediating the dispute.

3.3. Documentation: Hosts should keep detailed records and documentation of their property condition, any incidents that occur, and all communication with guests.

4. Cancellations and Refunds

4.1. Cancellation Policies: Hosts are responsible for selecting and adhering to one of Outrnr's standard cancellation policies for their listing.

4.2. Host Cancellations: If a host needs to cancel a reservation, they should do so as early as possible. Frequent cancellations may result in penalties or account suspension.

4.3. Refunds: Hosts are responsible for any refunds due to guests according to the chosen cancellation policy or as required by Outrnr in cases of legitimate guest complaints.

5. Taxes and Finances

5.1. Tax Obligations: Hosts are responsible for understanding and complying with all applicable tax laws related to their rental income.

5.2. Reporting Income: Outrnr may provide hosts with earnings information, but hosts are responsible for accurately reporting their rental income to tax authorities.

5.3. Fees: Hosts are responsible for understanding and agreeing to Outrnr's fee structure before listing their property.

6. Privacy and Data Protection

6.1. Guest Information: Hosts must protect the privacy of guest information and not use it for any purpose other than facilitating the stay.

6.2. Data Handling: Hosts must comply with all applicable data protection laws when handling guest data.

7. Penalties for Non-Compliance

7.1. Outrnr reserves the right to suspend or terminate host accounts for violations of this policy or any other Outrnr policies.

7.2. Serious violations may result in being banned from the platform and potential legal action if necessary.
